Below is a quick overview of our process and what to expect.
MAKING AN OFFER
Please review comparable sales and values prior to submitting an offer. You are responsible for your own due diligence. The values we provide and the amount or cost of repairs are estimates. Your decision should not be based on that information. If you decide to make an offer, please email the offer to email@example.com.
Because many of the houses we purchase are occupied, we typically only allow one showing. You may not approach or view the house without an appointment. Contractors are welcome to attend at your appointment. Formal inspections are not permitted.
PLEASE ADD FOLLOWING LANGUAGE TO YOUR OFFER:
Earnest money to be held by seller’s title company. and will be paid within 24 hours of acceptance.
Buyer understands that a member of the seller is a licensed broker, but that no representation has been provided and no commission shall be paid to any party.
Buyer is purchasing AS-IS and without warranty as to condition. No representations have been made to buyer regarding repairs or value by seller.
Closing to be held at seller’s title company.
ONCE YOUR OFFER IS ACCEPTED
Once your offer is accepted, you will receive an email from our Transaction Coordinator, who will send you the contracts and contact information. Earnest money is to be wired to the title company within 24 hours of acceptance. The transaction coordinator will assist you in the closing process. Their job is to make sure that all parties get to closing as smoothly and efficiently as possible. If you have any questions or concerns about anything relating to closing, she will be your main point of contact.
